Search "Grove Pointe homes for sale" and you'll get a single scrolling list, one search radius, one implied median. What you won't get is any indication that you're looking at five different subdivisions built across nearly two decades, managed by at least two separate homeowners associations with different names, different playgrounds, and in one case a disc golf course the other section doesn't have. The listings share a name. They don't share a build year, a price tier, or in some cases even a city label on the mailing address.

For a buyer comparing South Georgia neighborhoods, that matters more than the median itself. A $299,900 listing and a $524,900 listing both carrying the "Grove Pointe" tag aren't two ends of one market. They're two different products that happen to sit on the same 800 acres.

One Pecan Orchard, Five Subdivisions on Paper

The origin story explains the confusion. According to the Valdosta Daily Times' coverage of the project's launch, Grove Pointe was platted from 800 contiguous acres of pecan grove off Old Highway 41 in north Lowndes County. The developers' plan called for the first 330 acres of homesites and park land to be built in five separate stages, lettered A through E, with each stage functioning as its own subdivision and each one carrying "grove" somewhere in its name. A main road was designed to run through the property to Val Del Road, with each subdivision getting its own entrance off that spine, and golf cart and jogging paths stitching the stages together. Students in the community were zoned for Hahira Elementary, Lowndes Middle, and Lowndes High School.

That plan is why the earliest section, reachable off Dasher Grove Road, is marketed by some listing sites as established in 2006, while newer construction on streets like Hatfield Circle is being built out today by Premier Southern Homes LLC. Both fall under the "Grove Pointe" name. Neither was built in the same decade.

Two HOAs Still Answer to the Same Name

The clearest evidence of the split isn't obvious on first glance, because two separate, currently active HOA websites serve residents of "Grove Pointe," and both open with nearly identical real estate copy. Land on grovepointehahirahoa.com or the differently named grovepointehoa.com and either homepage will tell you about a historic pecan orchard, estate-sized lots, and classic traditional architecture framed by live oaks. That's templated marketing language, not a neighborhood-specific detail, which is exactly why a buyer skimming either site would assume they're looking at the same place.

The amenities pages say otherwise. Grovepointehahirahoa.com lists two large pools plus a kiddie pool, a playground, a picnic pavilion, a walking track, a basketball court, and soccer goals, and the HOA added a pickleball court in 2024. Grovepointehoa.com lists a separate park area with a disc golf course and a fenced dog park, plus two sports pools built around tanning ledges of different depths rather than a dedicated kiddie pool. Neither site links to the other. Neither amenity list matches the other. These are two different homeowners associations governing two different sections of what began as one master plan, and both still go by the name Grove Pointe.

Here's the detail that ties them together despite everything else that's different: both HOA sites state, independently, that pool access requires a membership separate from annual dues. Whichever Grove Pointe section you buy into, that rule holds.

What a Wide Price Spread Actually Means

Recent listings gathered under the Grove Pointe name in August 2026 make the split visible in dollars and square footage.

That's a $225,000 spread inside one search result. For comparison, home sales across all of Hahira averaged $315,801 with an average cost of $154 per square foot as of June 2026, and the town's overall median sat at $349,900. Grove Pointe's internal range dwarfs the town's own variation, which is the tell that something other than ordinary market noise is driving it.

The spread isn't really about finishes or lot premiums. It's about which phase and which decade a given house was built in. The $299,900 listing is smaller, older stock from the earlier stages, the kind of home that's been through a few owners and a few rounds of routine updates. The $524,900 listing is new construction in a newer phase, built to current buyer expectations from the studs out. Both are accurately priced for what they are. Neither is representative of "Grove Pointe" as a single figure, because there isn't a single Grove Pointe to be representative of.

There's a smaller but real quirk layered on top: some Grove Pointe listings carry a Hahira city label and others carry a Valdosta label, even though they share the same 31632 zip code. That's a postal boundary quirk common in unincorporated Lowndes County, not a sign that you're looking at a different part of town. It just means the city name on a listing sheet tells you less than the street name does.

The Pool Bill Nobody Mentions Until Move-In

The separate pool membership is the kind of detail that's easy to miss during a showing and easy to be annoyed by after closing. Both current HOA structures keep the same rule: your annual HOA dues cover the neighborhood's upkeep, but access to the pool is billed on top of that as its own membership.

The Grove Pointe Hahira HOA's resident FAQ adds a few more specifics worth knowing before you sign anything. Annual dues post to each property owner's account on January 1, and if they aren't paid by March 1, an 18 percent late fee gets added. Valdosta Properties, a third-party manager based on Jerry Jones Drive in Valdosta, handles both the HOA dues and the pool membership fees. None of this is unusual for a Georgia HOA. What's worth flagging is that a buyer comparing "Grove Pointe" to another neighborhood's all-in HOA fee is comparing two different cost structures unless they've confirmed whether the number they were quoted includes pool access or not.

Reading a Grove Pointe Listing Like You Live There

None of this means Grove Pointe is a bad place to buy. It means the listing photos and the price tag won't tell you which Grove Pointe you're looking at. Before writing an offer, it's worth asking three things directly: which HOA governs this specific address, what the annual dues cover versus what's billed separately, and roughly when this section of the neighborhood was built out. The street name is usually the fastest way to sort it, since the pickleball-and-kiddie-pool section and the disc-golf-and-dog-park section don't share addresses.
